From installing new windows, to putting in insulation or replacing stairs, this work helps keep long-term homeowners in their homes. Donate A warm and safe home for retirement Born and raised in San Francisco, Patricia worked her whole career for the city of San Francisco. But after going on disability, she was unable to maintain her house on a fixed income. As the only homeowner in her family, it was critical that she kept her home, as it continues to be a stable environment to raise her grandchildren. “I was born in San Francisco. I worked for the city. I raised my children and volunteered in this very community. There is nowhere else I have called home besides San Francisco.” After finding a Home Preservation postcard in her mailbox, Patricia reached out to Habitat Greater SanFrancisco. Habitat volunteers fixed Patricia’s stairs and door, repainted the home’s exterior, and revived the house to a safer condition. Without the worry of losing her home, Patricia is back to concentrating on her next charity project and focusing on her grandchildren. Our Work Habitat Greater San Francisco undertakes a wide variety of critical repairs to preserve homes and keep people in their communities. To date, we have completed over 200 preservation projects on homes in the Bay Area, with plans to complete hundreds more in the coming years. Through our model, the trajectory of a family’s life can be changed through the unique power of homeownership. Housing is not only expensive in the Bay Area, it can also be hard to understand. In this video, we break down the housing continuum and show you where our affordable homeownership model fits in. You can read about the real-life impacts this has on our homeowner partner families below! Keeping Communities Whole There was a 30% increase in migration out of San Francisco from 2019 to 2020*. Meanwhile, only 6% of Habitat GSF homeowners plan to leave the Bay Area in the next 5 years. According to one Habitat GSF homeowner, “We feel financially secure and don’t have to worry about leaving the Bay Area due to rising rents and cost in general.” Support Building Equity In California, 20% of residents pay over 50% of their income on housing.** While 83% of Habitat GSF homeowners say they can often or always save for emergencies, retirement, or education. According to one Habitat GSF homeowner, “We are able to not stress about how much are we going to pay every month for rent, we are building equity and savings, we have been able to go to college, we feel safe at HOME!” Support Fighting Displacement Between 2000 and 2015, as housing prices rose, San Francisco lost nearly 3,000 low-income Black households—a 17% decrease—primarily in historically Black neighborhoods.*** From 2011-2021 Habitat GSF made critical repairs to 203 homes, 78% of which were owned by Black or African American clients. Home preservation allows long-standing members of the community to maintain their homes and their homeownership. This allows them to pass along the equity of that home to future generations. Support The Next Generation 74% of homeowners with children report their children’s overall confidence has improved since moving into their Habitat GSF home. We are are thrilled to hear from homeowners who are parents that since moving into their Habitat GSF homes, 87% feel better about their children’s future or their ability to support their further education. To qualify you must show a need for housing, be willing to partner with us by contributing sweat equity in the construction of your home and demonstrate the ability to pay. Learn more below about the details of our program and fill out an interest form. Fill out the interest form Program Guidelines To be eligible for a Habitat Greater San Francisco home, applicants must meet our income and credit guidelines, in addition to other requirements, such as being willing and able to perform up to 500 hours of sweat equity (volunteer hours) on the construction site, attending workshops, and volunteering in other programs. Our selection process includes a review of your finances and credit, employment history, residency, and other qualifications. Approved homeowners qualify for a monthly housing payment (mortgage, property tax, insurance, HOA fee—if applicable) capped at 30% of their gross monthly income. Read below to learn more about the process and fill out the interest form to be notified when new homes become available. Basic requirements Homeownership History — Applicants cannot have owned a primary residence in the past 3 years. Credit, Debt, and Income — B orrowers and household must be within income guidelines and have a history of reliable payments on cre dit reports. Titleholders must be permanent residents or U.S. citizens. Household must have lived together consistently for the past twelve months at time of application. Sweat Equity — Each household must complete up to 500 volunteer hours towards construction, education, and other opportunities. Demonstrate a willingness to partner and share your story through our website, interviews, videos, and more. Steps to becoming a homeowner Step 1 Application Submit your screening form online . (It is highly recommended you attend an information session or H omebuyer R eadiness session prior to doing so) Step 2 Lottery We use a randomized lottery process to determine the order in which applications are processed . Step 3 Qualification & Selection You provide a full application, and we look at your income, credit and other requirements to determine if you qualify. Step 4 Up to 500 Hours of Sweat Equity Once your household has been selected , it’s time to put in up to 500 hours of sweat equity. Step 5 Escrow Closing One last income, credit and requirements review to requalify you for your loan and start the escrow process. Step 6 Move Into Your New Home! Enjoy the security and stability that comes with owning your own home. Applications are only available when homes are available and we do not have a waitlist. If you have applied in the past, you will need to submit a new application each time we have homes available. All applications that are received on time and filled out completely will be entered into a lottery. The lottery ONLY determines the order in which your application will be reviewed. Funds were raised only after each single-family lot became available, a family was selected, and a volunteer supervision program was created. With these in place, funds were raised for materials, with the congregation of Menlo Park Presbyterian Church providing crucial support. 1996 1996: Gloria Way, East Palo Alto In response to the decision to build more, and more quickly, our first condominium complex was built at 2420-2484 Gloria Way in East Palo Alto. The first six homes were dedicated at a ceremony in July 1996, with a further 18 apartments being completed over the next two years. 2002 2002: Rolinson Road, Redwood City In 2002, Habitat Greater San Francisco started our legacy of affordable homebuilding in Redwood City, with the first 36 of our homes for the city on Rolison Road. Our building during this time was focused on single family homes, townhomes and condominiums. 2004 2004: A Focus on San Francisco 2004 saw a return to condominium building, this time in the heart of San Francisco at 1009 Mission Street. This 5 story development was the tallest building we had ever built – and the first Habitat home with solar in the state. It was joined by a duplex in the Bayview district. 2005 2005-2010: Building Pipeline Increased In 2005, 7 townhomes were completed in Daly City, which heralded a drumbeat of 51 single family and townhomes being completed across San Mateo County (Brisbane, Daly City, South San Francisco, Menlo Park and Redwood City) and in San Francisco. These included the 7 single family homes at Whitney Circle in San Francisco’s Bayview neighborhood. 2013 2013: Mission Street, Daly City Early 2013 marked the completion of Habitat Greater San Francisco’s most ambitious project to date: the 36-home condominium complex at 7555 Mission Street in Daly City. 2017 2017: Mount Burdell, Novato 2017 saw the completion of two developments that could not be more different – each reflecting the needs of the neighborhood in which it was located: from low-density single-family homes in suburban Novato (Mt Burdell Place – shown above), to townhomes on the San Francisco/Daly City border (Habitat Terrace). 2022 2022: Geneva Village, Daly City In 2022 , Habitat Greater San Francisco welcomed new homeowners to our 6 townhome development, Geneva Village, in Daly City. 2022 2022: Jefferson Avenue In the summer of 2022 Habitat for Humanity Greater San Francisco welcomed first time homeowners to their new homes in the heart of Redwood City. These homes are centrally located and near to local businesses and transit. 2023 2023: Amber Drive Thanks to a generous land donation from a long-time San Francisco family, with the support of our community we have build eight new affordable homes in the heart of San Francisco. These homeowner families, many of them long-time city residents whose families had previously been excluded from homeownership in San Francisco, got the key to their homes on December 2023. 2023 & 2024 2023 & 2024: Bolinas In partnership with Bolinas Community Land Trust, we’ve brought a total of four pre-fabricated, affordable homes to the town of Bolinas. Two of those homes were completed in 2023 (shown here) and the final two on Aspen Road were completed in 2024. The Future The Future: Redwood Boulevard, Novato Habitat GSF continues to make progress toward our largest 100% affordable homeownership project in Marin. Located in Novato, this development will be on 13 + acres and feature 80 beautiful homes, all surrounded by rolling hills and lovely open space on a transportation-adjacent property. W e have complet ed all additional ly needed studies including fire protection and cultural resources to ensure the safety and preservation of history on this site. Over the last 8 years, she has overseen incredible pipeline growth and increased mission impact across the organization as we build, preserve, finance and advocate for affordable homeownership. An inspiring and strategic leader with a highly successful track record leading in both the non-profit and social impact private sector, Maureen has served in executive leadership roles for 3+ decades at leading organizations. She was the Founder, President, and CEO of the Youth Leadership Institute and for over 2 decades worked with hundreds of communities, foundations, and organizations throughout the U.S. and internationally on effective and transformative youth leadership, philanthropy, civic engagement, and policy initiatives. Maureen holds an MBA in Strategic Leadership from Dominican University and a Certificate in Non- Profit Management from the Harvard Business School. She has received numerous honors and recognition for her work locally, statewide, and nationally. She was selected as an original member of the prestigious Forbes Non-Profit Council and has served as a mentor, advisor and strategist to numerous start-ups, philanthropic foundations, municipalities, school districts and business groups across the U.S. and abroad. She is a frequent guest on podcasts and as a speaker, facilitator and strategic advisor. Believing strongly in servant leadership, Maureen currently serves as the Vice Chair of the Board of the Marin Community Foundation and a Board member of the C4 of the influential Housing Action coalition. She serves as a member of the Habitat for Humanity International’s, U.S. Council where she serves as the Chair of the Advocacy Committee representing 1,000 Affiliates in the U.S. She is the immediate past Chair of Habitat California, a network of 33 Habitat Affiliate organizations in CA. Read More Jen Wilds Chief Financial Officer Jen Wilds Chief Financial Officer With more than 20 years of finance and operations experience Jen is responsible for financial management and strategy at Habitat Greater San Francisco. Prior, Jen served as Vice President of Finance at Hotel Tonight, leading finance, accounting, and IT functions. Previously, she served as the Senior Vice President of Finance for CBS Interactive. In her role, Jen led a team responsible for forecasting, budgeting, and pricing for more than 35 online brands. Before CBS Interactive, she began her career as an analyst for Capital One Financial Corporation in its Marketing & Analysis and Operations groups. Jen has an S.B. in Mechanical Engineering from Harvard College and an M.B.A. from the Stanford Graduate School of Business. Jim leads the construction team consisting of staff, subcontractor partners, volunteers, and homeowners through the process of homeownership development and construction across San Francisco, Marin, and San Mateo Counties. Prior to joining Habitat GSF, Jim served as Vice President of Construction for Trammell Crow Residential, Northern California Division, a nationwide apartment developer. He has overseen over 2,600 homes, apartments, and condominiums in the Bay Area, including tenant occupied rehab, midrise market-rate and affordable mixed use rental apartments and for sale high-rise condominiums. Read More Angelica Resendez Vice President of Homeownership & Community Engagement Angelica Resendez Vice President of Homeownership & Community Engagement Angelica Resendez started her journey with Habitat for Humanity when she was 10 years old and learned that her parents, two younger sisters, and she would be moving into their own Habitat home in San Jose. Having grown up in a Habitat home changed everything for Angelica and her family—they were able to focus on education, careers, wealth building, civic engagement, health, and wellness, among so many other things. Because of this stable home and everything it provided, Angelica knew that whatever she did in life, that it would have a positive impact in the lives of others. This led to Angelica dedicating her life’s work to important causes such as education, youth development, family engagement, and affordable housing. Angelica has been a part of the Homeownership & Community Engagement Department at Habitat for Humanity Greater San Francisco since 2014, most recently as Vice President of the department, and feels blessed to be able to pay it forward and serve incoming and current Habitat GSF homeowners. Whether fighting for social justice, health justice, financial justice, or – more recently – housing justice, his life’s calling has been and will continue to be building stronger, healthier, more engaged and inclusive communities. Christopher’s education focused on literature and creative writing, and his early career was in corporate relationship building, leading to a passion for telling great stories and developing authentic partnerships. After a move to the Bay Area from North Carolina in 2000, he considers himself an “honorary local” after 25 years here. Beneficiaries must continue to occupy the Home as their primary residence during the life of the loan. All individuals listed on the property title must reside full-time in the home. A title report will be obtained to verify all title holders. Beneficiaries must have qualifying repair needs that fit Habitat GSF’s level of service. Beneficiaries must be current on property tax payments, mortgage payments (if applicable) and have homeowner’s insurance. Beneficiaries must have no open judgements against their credit or be delinquent on any federal debt. We partner with low-income homeowners to make repairs and improvements to ensure their homes stay warm, safe and dry and adapt to their needs as they age. Program Info Repair Examples Apply Interest Form A Trusted Nonprofit Partner Habitat for Humanity Greater San Francisco’s Home Preservation program completes home repairs and improvements for seniors and long-time homeowners, helping them to remain in their communities. Since 2011, we’ve partners with over 260 homeowners to complete critical home repairs and improvements. As both a nonprofit lender and contractor, we are committed to providing high-quality repairs that are accessible and affordable. We will partner with you to provide the repairs and financing that work for your needs. There is no minimum credit score requirement. Our home repair and improvement services are made possible with the support of the California Department of Housing and Community Development. Qualified applicants will be offered a home repair loan in amounts between $25,000 and $75,000 for improvement and repair needs. We are committed to working with qualified applicants to determine the loan amount that best suits their needs. The home repairs and improvements we provide include: Replacing and repairing roofs, windows and siding Installing grab bars and safety equipment Converting tub-to-shower Removing mold and dry rot Repairing heating systems Conducting structural repairs Repairing and repainting walls Completing flooring and door repairs Keeping Long-term Homeowners Healthy and Safe These repairs are critical as they improve the health, safety, and well-being of the homeowners, many of whom are senior citizens on fixed incomes. Is it interactive? Our webinars are conducted through Zoom. We will share information and there will be time set aside for questions. We offer two types of webinars: Monthly Virtual Information Sessions: These sessions focus on understanding Habitat GSF’s Affordable Homeownership Program. They are held every month and are designed to provide general information about the program. Quarterly Deep-Dive Webinars: Every three months, we offer a more detailed webinar that explores the three key eligibility criteria for the program. It is a free service we are providing to help those interested in future homeownership with Habitat GSF learn about what is involved and how to prepare themselves. What's the difference between the Homebuyer Readiness Program and the Affordable Homeownership Program with Habitat Greater San Francisco? Our Homebuyer Readiness Program is an educational and information sharing set of webinars and newsletters. While these tools will benefit those seeking to become homeowners, participation is not a substitute for applying. Do I increase my chances of qualifying for a Habitat GSF home if I participate in the Homebuyer Readiness Program? We hope so! We hope that by attending these classes, you’ll understand our program and its requirements . It’s our expectation that through learning more about what it means to partner with HGSF, you’ll be more ready when it comes time to apply. By attending, you do not get a special advantage in the lottery. All applicants, regardless of whether or not they participate in the Homebuyer Readiness Program, enter the same lottery at the same level. Do I have to attend all workshops? No, you can attend whatever workshops you are interested in. However, it’s best that you attend all of them so that you can fully understand our program. Do I get sweat equity credit for the future if I attend? No, we cannot count your attendance as volunteer hours towards sweat equity. Is there a cost? No, this program is free to the public.
