A charismatic duo, one a surgeon and the other a doctor, these clients share an innate passion for design and the art of beautiful living. From our first meeting, they immediately clicked with Hanna’s design vision, leading to an extensive and ambitious top to bottom renovation & furnishings of their historic Spanish villa. While grounded in its colonial roots, the architecture also had influences of Tudor-Revival which we meticulously restored via wrought-iron accents, limewash fireplaces, reviving the original brick, hand-painted mouldings & whimsical floor trims, finished off with hand-carved timber beams. The blend is a home that honors its lineage while embracing a modern rhythm suited to the clients’ busy lifestyle. The furnishings & accents were conceived as a study in contrast and curation. With inspiration from the romance of the French countryside, we placed modernist sculptural elements — a pair of Vladimir Kagan sofas, juxtaposed with contemporary works from Rhett Baruch and vintage Persian textiles — all to achieve layers of visual depth and tension. Various other furniture accents were also custom built & upholstered to fit the scale and curves of the house. The clients’ love for rare vintage objects also guided a collection of accessories that feel like a cabinet of curiosities — an intimate, artful retreat that stands in poetic contrast to the clients’ demanding, life-saving work. But once you look past the fun extras and celebrity polish, the real question is what does it really cost to live in Hilary Duff’s neighborhood – and for anyone trying to size it up, even a quick pass through a home affordability calculator starts to reveal just how exclusive this pocket of Beverly Hills really is. What it takes to buy a home in Beverly Hills Buying a home in Beverly Hills – especially in the gated pockets like The Summit where Hilary Duff lives – starts at a very different level than most US housing markets . In March, the median home price in Beverly Hills hit $9 million, up nearly 30% compared to last year. Beyond the purchase price, homeowners also need to account for ongoing expenses, like property taxes , insurance, maintenance, and staffing for larger estates, which can significantly increase the true cost of living in this exclusive area of Beverly Hills. Mortgage Once you move into Beverly Hills pricing, the mortgage conversation shifts quickly from “affordable monthly payment” to long-term wealth planning. Even for well-qualified buyers, the financing structure behind a $4–$7+ million home can be significant. “Purchasing a $4-7 million home requires far more than the purchase price,” states Jeff Runyan, founder and CEO of Runyan Capital , a financial advisor serving Beverly Hills. “After a 20% or more down payment, a buyer carries a mortgage of $3.2 to $6 million, translating to $15,000 to $28,000 a month at 5.5% Interest Only (lowest possible payment), depending on loan structure and current interest rates.” Runyan goes on to share, “As a general guideline, high-net-worth buyers often aim for a gross annual income of around half the home’s value to comfortably support not only the mortgage, but also the broader lifestyle expenses that tend to come with owning a property at this level. This is not a formal lending requirement, but rather a practical benchmark for long-term financial comfort.” Taxes In Beverly Hills, property taxes are a major part of the long-term cost of ownership. While California is known for having relatively moderate tax rates compared to other states, the actual dollar amount homeowners pay here is high because of steep home values. Most Beverly Hills homeowners can expect an effective property tax rate of around 1.0% to 1.2% of assessed value , which includes the base 1% under California’s Proposition 13 plus additional local assessments and voter-approved levies. On a multi-million-dollar home, that translates into tens of thousands of dollars per year in taxes alone. To put it in perspective, even a $5 million home can carry an annual property tax bill in the range of $50,000–$60,000+ , depending on its assessed value and specific parcel charges. Insurance Because home values are high and properties often include custom construction, pools, guesthouses, and extensive landscaping, insurance coverage needs to be significantly higher than average in this neighborhood. In California, the average homeowners insurance premium is already higher than the national average, but in Beverly Hills it often increases further due to replacement cost values that can run into the millions, as well as elevated risks tied to wildfire exposure, water damage, and liability coverage for large estates For multi-million-dollar homes in Beverly Hills, annual premiums can commonly range from five figures into the tens of thousands of dollars per year , particularly when factoring in umbrella liability coverage and policies designed for high-value properties. These policies are often structured to fully rebuild custom homes to their exact specifications, which increases replacement cost coverage significantly. Unique considerations for Beverly Hills homes Buying in Beverly Hills goes beyond selecting a beautiful home. Many of these properties come with layers of architectural, regulatory, and lifestyle considerations that can influence everything from renovation plans to long-term value. Privacy and security planning : Homes in Beverly Hills often prioritize gated entries, long private driveways, hedging, and advanced security systems. In celebrity-adjacent neighborhoods, discretion and layered privacy design are often as important as aesthetics. Zoning and renovation constraints : While Beverly Hills is known for luxury redevelopment, major remodels or tear-downs still require approvals from the city, and design guidelines can impact what can be built or significantly altered – especially for homes with architectural significance or within established estates. Lot orientation and hillside considerations : Many properties sit on varying elevations, which can affect everything from view corridors to privacy from neighboring homes. Slope, grading, and positioning can also influence what kind of additions or expansions are realistically possible. High-end construction standards : Luxury homes in this market are often expected to meet elevated standards for materials, finishes, and craftsmanship. Even renovations tend to involve custom millwork, imported stone, and highly detailed architectural planning to match surrounding estates. Lifestyle-driven design expectations : Beyond structure and zoning, many Beverly Hills homes are shaped around lifestyle features – think guest houses, outdoor entertaining spaces, wellness amenities, and resort-style pools – all of which can significantly impact both build costs and long-term resale appeal. Hidden costs : Beverly Hills homes often come with additional ongoing costs that can add up quickly. These can include professional landscaping, pool maintenance, security systems and monitoring, pest control, and general property upkeep for larger estates. For homes with extensive outdoor spaces or luxury amenities, these services can run into the thousands per month, making them an important part of the true cost of ownership. Down payment expectations In Beverly Hills, down payment expectations are significantly higher than in most US markets. Because many purchases exceed conforming loan limits, buyers are frequently working with jumbo financing, which comes with stricter lending standards and larger upfront cash requirements. For a typical $4M–$9M+ Beverly Hills home purchase, here’s what that can look like in practice: 3% down : ~$120,000–$270,000 10% down : ~$400,000–$900,000 20% down : ~$800,000–$1.8M+ 30% down : ~$1.2M–$2.7M+ While some conventional loan programs allow for low down payments, luxury markets like Beverly Hills often rely on jumbo loans , where 20%–30% down is far more typical. Home styles commonly seen in Beverly Hills Homes in Beverly Hills reflect the city’s long-standing reputation for luxury living, privacy, and architectural statement pieces. Many homeowners in this area focus on custom design and high-end renovations to modernize older estates or create entirely new builds that emphasize natural light, indoor-outdoor flow, and resort-style amenities. Across Beverly Hills, architecture tends to balance classic European influence with contemp Our Team | Hanna Li Interiors Skip to main content Hit enter to search or ESC to close Search Close Search Hanna Li Interiors Menu Projects Team Films Contact HANNA LI Through Your Light All my life, I’ve been a creative. I interact with the world through a visual lens, and I’m always curious about how things come to be. There’s a history and story behind everything we touch in the material world, whether it was made by us or nature. My passion is to understand that past, and how I can shape the future. Our world is ever evolving with an overwhelming exposure to stimulants like technology, social trends, and cultural shifts. I believe that we are our best selves when our external environment connects with our internal Beings, our highest forms. My role as a designer is to calm the senses and figure out what is truly you, and reflect that through your home. This alignment is the keystone beginning to living your authentic truth. In Good Company Est. in 2016 As siblings, Hanna & Jeff are natural complements with their right-brain/left-brain aptitudes, having graduated from the Rhode Island School of Design (RISD) & UC Berkeley’s Haas School of Business, respectively. Our culture embodies the sentiment: “do what you love, and the rest will follow.” Beyond academic excellence, this passion is what makes our work feel so fulfilling and meaningful. As such, every project we do is really a love letter from us, to the client. In our early stages, it was a constant fine-tuning process to define what our core principles are. We learned that in order for our design language to attune to the pace of modernist lifestyles, we have to remain agile and adaptive. How we interact with each element in our homes is ever changing — with new technology, environmental shifts, and social movements that altogether shape and reshape how we live. To establish a sense of order in chaos, our studio’s strength is in its ability to truly listen to what our clients want, and translate those needs into tangible forms. Today, we continue to push boundaries and rethink what’s possible. From designing the interiors of a new development, to refreshing existing spaces, to specifying finish materials for a remodel, each project is carefully assessed by the team so we can uncover the underlying story that will drive the design ethos. We love what we do, and we look forward to telling your story. Get in Touch Celebrate Your Authenticity It is important for our clients to feel a deep connection to their environment, and we are committed to telling each story through the lens of our artistic style & academic discipline. We do this by incorporating elements that are highly bespoke, while assigning each keystone object a meaning & belonging. It is through this process of honest exploration & vulnerable revelation with the client that we ultimately discover what you love, and who you are. Knowledge & Experience Starting a project often feels overwhelming. Our core competencies in design and construction alleviate that stress to bring concept to reality. Whether it’s an interior refresh with new furniture & accessories, or a new-build with cross-functional collaboration between architect, builder, and engineer — every project is meticulously assessed and developed with leverage from years of education, training, and experience. The result is a space that clients are proud to live in, share with, and call home. Source Local, Think Global Our emphasis on using sustainable materials stems from the awareness that our future depends on the ethical decisions we make today. We can prolong this planet’s lifespan by critically understanding the environmental impacts of modern production, then mitigating that cycle through conscious lifestyle modifications. Thus, whenever practical, our studio uses materials that are natural, eco-friendly, and sustainably sourced. “Hanna is a rockstar. I'm blown away by not just her knowledge about design but also her take on conscious living, breathwork techniques, how to be healthier, how to attune to my senses, and how to make every detail of my home serve me. A brilliant Financier with Turkish-Uyghur roots, this client and Hanna connected originally over their shared interests in the cryptocurrency space. When time came to fully remodel this house and revamp the interior design from the ground up, this client worked with us to curate and materialize a joint vision, from custom architectural details to furnishings, art, and accents. We anchored this home’s interior concepts to a set series of anatomical shapes & lines, all of which can be seen throughout via the architecture and the furniture, inspired by iconic Turkish buildings. With a cohesive language established, we then added layers of materials, tapestries, patterns, and colors to each room, deepening the visual field and hues makeup. To complement the reclaimed wood textures we added in the remodel, we also implemented vintage seating, tables, and case goods that represent the milestone time-periods from the family’s lineage. The result is a space that’s rooted in history and embodies this family’s rich story. The worlds of design and cinematography are much intertwined, as they both portray and elicit emotions we’ve all felt — desire, nostalgia, mischief, passion, anger, and of course, love. We produced this series because we were inspired by our generation’s storytellers and their depiction of what makes us human in today’s social & cultural climate. A stunning display of Classical Architecture and style, it also features four separate gardens, with historically accurate flora and landscaping. It was a beautiful sunny day, so grabbing my mid-50s Voigtlander Vito II camera and some 200 ISO film, I decided to focus on the Outer Peristyle, (A Peristyle is a courtyard surrounded by a covered walkway). The Outer Peristyle extends from the main villa, and contains a collection of sculptures, wall paintings, Mediterranean plants, and a large reflecting pool in the middle. In antiquity, this multi-purpose space would be used for ventilation, to host guests, grow plants, or even just a casual evening stroll. Its lush greenery and the striking blue of the reflecting pool bring a sense of calm and tranquility, a resting place from the noise and rush of the outside world. Doric Columns line the outside of the garden, easily recognizable by their sturdy and simple shapes that give a strong sense of permanence and foundation, in contrast with the growing, changing plants of the garden. Behind the columns are Frescoes featuring theatrical masks on garlands, in between painted columns. Frescoes required very skilled artists, who would have to rapidly paint on wet plaster before it could dry. The final result becomes integral with the wall. The Classical Architecture and Design principles found in the Getty Villa became popular again in the mid-18th Century, both because of new archaeological finds of Ancient Roman and Greek architecture, as well as becoming a reaction to the Rococo movement. Whereas the Rococo emphasized asymmetry and lots of ornamentation, Neoclassicism emphasizes clean lines and simplicity. Today, Neoclassicism is enjoying a resurgence in Architecture and Interior Design. Elements of Neoclassicism are frequently combined with Contemporary, Modern, and many more styles to create a new, energized look. The many statues and busts that live in the garden are replicas of bronze originals from the Villa dei Papyri. The statues are representative of Gods, heroes, philosophers, and star athletes of the time. Bronze sculpture is still very popular, a high degree of detail can be achieved because the bronze will slightly expand in its cast, taking on the finest details of the mold. If you’re interested in seeing the marvelous museum for yourself, the Getty gives guided tours of its Gardens, as well as its art and architecture. At the end of October, they will be unveiling their brand new exhibition: Underwold: Imagining the Afterlife, which explores Ancient Greek and Roman art depicting their ideas of the afterlife. It will feature an enormous funerary vessel, (on loan from Italy), a companion performance based on several Great Greek and Roman Epic Poems about the descent into the Underworld, and looks to be plenty spooky. By hanna@dmin September 22, 2025 October 17th, 2025 No Comments Welcome to NFTs. If you’re not familiar with it, NFT stands for “Non-Fungible Token”. It’s basically a way of creating digital assets on the blockchain, which can be easily traded or used in games. But how do these tokens work? In this post, we will discuss where we are with the NFT landscape and how things have pivoted in the last few years. Back in 2022, I had sat down with author and professional Magnus Resch to discuss what NFTs are. Let’s dive into it and see if it’s still relevant for today’s creative landscape in 2025. Art & NFTs - A Conversation With Magnus Resch Who are some of the top artists out there? The answer to the question of “who are some of the top artists out there?” can be answered in one word: crypto. Crypto art is a weird and fascinating new form of expression that allows you to buy and sell unique digital artworks using cryptocurrency like Bitcoin, Ethereum or Litecoin. This form of online art has grown so quickly since its inception in 2016 that it’s now one of the top trends on social media platforms such as Twitter, Reddit and Instagram. It’s also attracted some very big names from other industries including Logan Paul who created his own custom ERC721 token earlier this year which he dubbed “SADBOY”. NFTs have been growing in popularity ever since crypto kitties became popular. NFTs have been growing in popularity ever since crypto kitties became popular. Crypto Kitties are digital assets that are unique and non-replicable, like art or antiques. These types of NFTs can be exchanged between buyers with cryptocurrency on the Ethereum blockchain. They’re a new way to sell art, but as always with these types of things there is more risk than reward. This popularity peaked recently when Logan Paul bought a digital trinket for $5 million dollars. This is the highest price ever paid for any type of digital asset. These tokens are currently being used in almost every field imaginable. NFTs are being used in almost every field imaginable, from gaming to art to interior design. As an interior designer, I was really curious about how to implement them into our client spaces, and what exactly they provide in terms of value and long term investments.A lot of today’s NFT buyers don’t understand what they are purchasing. While they might have heard of blockchain, they don’t know how it works, and that’s fine. We all have to start somewhere. But when it comes to buying art on the blockchain, many people are only concerned with whether or not the piece is “authentic”. You see, if you buy a traditional artwork from an auction house or gallery and you get ripped off because it was a fake (which happens all too often), you can always sue them for damages or get your money back at least in terms of value lost—but not so with blockchain-based collectibles: since nothing physical exists except for the digital record itself, there is nothing tangible for lawyers to go after if there’s a dispute about provenance or authenticity. The authenticity of blockchain-based digital art is questionable. The authenticity of blockchain-based digital art is questionable. The blockchain is a decentralized and immutable public ledger that records transactions. It’s not controlled by any one entity and can be publicly accessed, meaning anyone can view the content stored in it. Records are made up of data organized into groups called blocks, which are linked together in chronological order to create an unbroken chain—hence the name “blockchain.” Encryption ensures that only those with access to keys (usually the owner) can read what’s stored on the blockchain; even if someone gets hold of your key, they’ll still be unable to view or edit its contents without breaking through encryption first. A crash of crypto-art market. In the past few months, we have seen a big drop in the price of crypto-art. The market is still in a slump and it seems to be hard for most artists to sell their paintings. The reason behind this is that people who bought paintings with bitcoin (BTC) don’t want to spend their BTC anymore because they don’t believe that it will be more valuable than fiat currency in future. So, if you are an artist who made a lot of money from crypto-art sales and now you want to buy some new artworks with your crypto assets, that’ll be tough! There are very few options available for buying artworks with cryptocurrency at this moment and most of them are expensive. Most NFTs are worthless. While NFTs seem to be a revolution in the world of finance, they actually aren’t. They’re not backed by anything, so they don’t represent any value at all. In fact, some NFTs are just pictures of cats on the blockchain (see CryptoKitties). NFTs don’t have any intrinsic value, which means that if you try to sell one online, people will probably laugh at you because there isn’t even anything behind it! It doesn’t mean that a picture of your dog eating cheese is worth $0.99 like on eBay or Amazon; it’s just a digital image stored on an internet server that someone has access to and can view whenever they want! More than half of art dropped on March 11 were sold at a loss. You may be wondering how much of an effect the NFT market drop had on artists’ bottom lines. The answer is a lot. In fact, according to a recent report from Art Market Research, more than half of artworks were sold at a loss on March 11—meaning that even if an artist had made money from their work before the crash, they likely lost money after it happened. This is because the average price decline was greater than 40%. The average NFT price decline is greater than 40% since its launch. The situation is getting worse and worse, with more than half of art dropped on March 11 being sold at a loss. Top artists are also withdrawing their works from the market, with prices falling up to 80%. Top artists already withdraw their works from the market. But the situation is so dire, that many artists have already withdrawn their works from the market. The reason being that they are not interested in NFTs anymore, or they don’t want to be associated with them. This was confirmed by leading artist Maximilian Bode: “I don’t want to be associated with a project that takes advantage of people who want to buy my artworks” As an artist myself, I can confirm this statement: I am now thinking twice before putting my work on a platform like OpenSea or Rarebits because of these scammy activities. Scammers flood the NFT space with fake artworks. NFT scammers are using the same techniques as they did with cryptocurrencies. They create fake websites, and put up fake artworks. These sites look so convincing, and their marketing is so good that people give them money for these works of art. This has been a problem for many years now with the cryptocurrency world, where people have been tricked into investing in fake cryptocurrencies by scammers who make it seem like you’re investing in an actual currency or coin when in fact it’s all just a scam to take your money away from you. NFTs face growing awareness among regulators, governments and investors. The NFT market is in a state of uncertainty, as regulators and governments look at the market. NFTs face growing awareness among regulators, governments and investors. As a result of this growing awareness, the NFT market faces a lot of risks. Gold rush before the crash found most miners broke. The gold rush before the crash found most miners broke. An instant chemistry was formed in our first meeting, which sparked an ambitious decision to furnish and articulate the entire residence as an artistic, immersive experience. Inside, every interior detail was carefully finessed: original studio works by Charles Derenne, Chyrum Lambert, and Jonathan Ryan; custom natural wool rugs for anchoring; hand-sculpted accents by Jeffery Park for moments of tactility and craft; and a layered material palette defined by bold hues, diverse textures, and whimsical pattern play. Each room was composed as its own vignette but connected by a cohesive visual rhythm of depth and imagination. The result is a home that breathes life into each page, encourages exploration, and captures the inner vibrant beings of this client and his children.
