The Los Altos Mountain View Community Foundation (LAMVCF) didn’t presume to know the answer. They asked the community instead, in the form of a Challenge Grant. The response was remarkable. Through an inaugural Live Where You Work Challenge, LAMVCF invited residents, local nonprofits and students, to step up with their boldest, most practical ideas for keeping essential workers and long-time residents rooted in the communities where they work and belong. The message was simple: this is your community, and you know it best. Bring us your solutions. Next week, at LAMVCF’s spring gathering, the foundation will reveal which idea earned the $25,000 grant. The winner will be announced in front of the mayors of Mountain View, Los Altos, and Los Altos Hills, who served as judges, alongside LAMVCF leadership, neighbors, civic leaders, and community supporters who made this conversation possible in the first place. The Numbers Don’t Lie The scale of the challenge is hard to overstate. According to the 2025 Silicon Valley Index (Joint Venture Silicon Valley), the median home price in Silicon Valley has reached $1.92 million, nearly five times the national average, putting ownership out of reach for most working families entirely. Only 1 in 4 first-time buyers here can afford a median-priced home, compared to more than 1 in 2 nationally. For renters, the pressure is just as acute. Nearly half of all renters in our region spend more than 30% of their income on rent alone, leaving little left for food, healthcare, or emergencies. ¹ In Mountain View and Los Altos, a studio apartment rents for $2,200–$2,500 per month. A service worker earning $20 per hour who spends that on rent alone would consume more than 60% of their income, nearly double the 30% threshold that defines housing stability. ² For seniors living on Supplemental Security Income (SSI) of $1,234 per month, ³ the math is even starker: their entire monthly income falls short of rent. This isn’t an abstract policy debate. It’s the reality faced by the police officer who drives an hour each way to serve this community, and the teacher’s aide who can’t afford to live near the students they support. Silicon Valley is one of the wealthiest places on earth. The money is here. The question is whether we have the will to make it work for everyone supporting it. A Community Called to Act The Live Where You Work Challenge reflects something LAMVCF believes deeply: that the people closest to a problem are often closest to its most promising ideas. Applications were reviewed by a panel of six community leaders. If the quality of ideas they evaluated is any indication, this community is ready to meet the moment. “As a Mountain View resident and LAMVCF Board Member, the high-quality live-where you work grant applications give me great faith that we can meet the challenge. Studio apartments and ADUs in Mountain View and Los Altos run over $2,500 a month, consuming more than 60% of a $20 hour worker’s paycheck. That is not inevitable. LAMVCF created this challenge because we believe our community has both the ideas and the generosity to change it. – Crysta Krames, CEO, LAMVCF The Idea The United Effort Organization serves 785 unhoused individuals in Mountain View and Los Altos, many employed locally or are seniors on fixed incomes. Their proposal, “Live Where You Work. Retire Where You Belong,” turns underused housing (spare rooms, ADUs, cottages) into stable placements by pairing tenant contributions with subsidies that make the numbers work for homeowners. A dedicated housing navigator handles screening, lease support, and ongoing case management, reducing risk for homeowners and helping ensure tenancies last. The $25,000 grant will fund the pilot, including a community housing match registry and the navigator role. The model is drawn from real experience. One UEO client, a part-time, low-wage worker, was placed in a Los Altos cottage, a unit she wouldn’t have qualified for through standard channels. With stable housing, she increased her hours, improved her finances, and eventually moved into a permanent affordable apartment. “It was inspiring to see so many practical, creative proposals. When people live closer to where they work, the whole community benefits.” — Mayor Rajiv Bhateja, Town of Los Altos Hills, Judge Marc Sidel, a fellow judge, pointed to the ripple effects of getting this right. “This challenge elevates the dialogue around housing by focusing on what the whole community gains when more of us live where we work: workers reclaim their sense of belonging, long commutes are replaced with civic participation, neighborhoods become more connected, and we all benefit from cleaner air and less congested roads. There is no single solution to our housing challenges, but after reviewing the proposals, I feel energized and hopeful.” The teacher, the home health aide, the police officer, who keep our communities running, they are part of the fabric of the community. Meet the People Turning Vision into Impact Crysta Krames CEO Crysta Krames brings over 25 years of leadership in the nonprofit and behavioral health sectors to her role as CEO of the Los Altos Mountain View Community Foundation. She began her career as a case manager for foster youth in Chicago, the role that sparked her lifelong commitment to building social systems that create opportunities for people to thrive. Holding a Master of Public Administration, Crysta served on the Foundation’s Board from 2012 to 2019, a connection which inspired her to step into leadership and help guide LAMVCF’s next chapter. An active civic leader, Crysta currently serves as President of the Los Altos Rotary Club, is a past Director of the Fine Art in the Park Show, and has been recognized as a Paul Harris Fellow. Crysta Krames CEO Abi Karlin-Resnick Director of Community Impact & Operations Abi Karlin-Resnick brings an extensive background in nonprofit management, having served in roles that touch every part of organizational operations – direct service, fundraising, financial management, communications, strategy development, and program evaluation. Over the last 25 years, she has worked in a variety of organizations in London, Boston, Chicago, and the Bay Area. She started out managing youth programs in disinvested communities in Chicago and then shifted her social impact focus to nonprofit administration and fundraising. For 10 years, she served as the Executive Director of Health Connected, a leading provider of reproductive health education in California. Most recently, she has served in various interim leadership roles and provides consulting on program evaluation, strategic planning, revenue generation, operational excellence, and organizational performance management with a specialty in supporting small social impact organizations. Abi grew up in Los Altos, attending Loyola Elementary, Blach Jr. High, and Mountain View High School. She now lives in Palo Alto with her husband and two kids. She holds a BA in Psychology with a minor in Education from UCLA, an MBA with a concentration in Public and Nonprofit Management from Boston University, an MS in Educational Improvement and Transformation from Drexel University, and a doctorate in Educational Leadership and Management, also from Drexel University. Arya is excited to hone her PR and social media skills at the foundation while creating new connections and opportunities for the fiscally sponsored projects at LAMVCF. As an almost lifelong Bay Area native, Arya is a product of Huff, Graham and Mountain View High School. She spent her childhood playing competitive softball leading her to become a SF Giants superfan. Outside of work, Arya enjoys cooking, trying new restaurants in the area, spending time outdoors with friends and family and her cat, Sadie, in no particular order. Before joining LAMVCF, he worked with Bay Area technology companies and as a reporter and photographer. Hank moved to the Bay Area from Kentucky 20 years ago. He lives in San Jose with his wife Danielle, his daughter Zoey, and two cats. He is a roadie for his daughter’s rock band and volunteers for various school functions. He is passionate about access to the arts, protecting what’s left of the environment, and voting rights issues. A graduate of LAMVCF ’s 2016 LEAD program (now Community Leadership Program ), Kathy’s passion for education and community lead to various board positions including Treasurer of the Los Altos Chamber of Commerce, the MVHS PTSA, and the East Side Union High School Education Foundation, as well as the MVHS AVID Mentor Program Lead for MVLA Scholars. Kathy received a BS in Accounting from San Jose State University and an MBA from Santa Clara University. She lived in Los Altos with her husband, Mark, for over 25 years raising 3 children. Now an empty nester, Kathy lives in Portland Oregon, but frequently visits her extended family in Los Altos and the Bay Area. Alissa Erogbogbo BOARD MEMBER Alissa Erogbogbo is the Medical Director of Maven Clinic, where she has been active in Pediatrics, Mental Health, and Ob/Gyn to serve the needs of members. Prior to that, she was Medical Director of Operations at Ob Hospitalist Group and Chair of their DI committee. Alissa is still active as a Board Certified Ob/Gyn working as an Ob hospitalist at El Camino Hospital in Mountain View and also serves as the Chair of the Maternal Child Health Department. As a medical student at Chicago Medical School, a philosophy grew for her that all women should receive the same treatment no matter their status. Alissa has been an active American College of Obstetricians and Gynecologists (ACOG) member, serving on the Public Health and Legislative committees advocating for equity of women’s healthcare. As Equity Advisor to Purchaser Business Group on Health (PBGH) for their Advanced Maternity Care Workgroup, she provides clinical expertise on innovative and collaborative ways to increase access to care for birthing people. Alissa Erogbogbo BOARD MEMBER Cheryl Reinking BOARD MEMBER Cheryl Reinking has been with El Camino Health for 35 years. She has served in numerous positions in her career, including clinical nurse, case manager, clinical manager, nursing director and vice chief of clinical operations before becoming the enterprise Chief Nursing Officer in 2013. In her role of CNO, Cheryl oversees the nursing division with over 2000 nurses and support staff. Under her leadership, El Camino Health earned its fourth consecutive Magnet designation, and is only one of two hospitals in the region to achieve this honor. Throughout the COVID-19 pandemic, Cheryl led El Camino Health’s incident command center. Cheryl is the Chair of the Pathways Home Health and Hospice Board of Directors. She also serves on the advisory board for the Illinois Wesleyan University School of Nursing and Health Sciences. Cheryl is a member of the American College of Lifestyle Medicine, American Organization of Nurse Executives, and the Association of California Nurse Leaders. Cheryl received the Silicon Valley Women of Influence Award in 2013, TWIN award in 2011 and The Distinguished Alumni Award from Illinois Wesleyan University in 2017. Cheryl completed a Doctorate in Nursing Practice (DNP) in December 2020 at University of San Francisco. Cheryl Reinking BOARD MEMBER Christina Mireles BOARD MEMBER Christina grew up in San Jose, CA and attended Harker Academy (grades 3-8; now known as The Harker School) and Presentation High School (9-12) on academic- and need-based scholarships. She then went on to Tufts University where she earned a BA in Political Science with thesis honors, followed by a Master in Public Policy from Georgetown University and a Juris Doctor from Northwestern University. Over the past 5 years, Christina has been at the helm of The Peninsula College Fund, a nonprofit supporting first-generation college students from San Mateo and Santa Clara Counties in their quest for a college degree and for meaningful employment post-college. During her five-year tenure, PCF has increased the number of students served by 54%. In addition, under Christina’s leadership, PCF’s budget has grown from $1.67M to $2.96M. Prior to joining PCF, Christina served as Deputy Director at Escuela Popular, a K-12 charter school in East San Jose that serves a predominantly Latino student population, many of whom are recent immigrants. For nearly nine years, she spearheaded Escuela Popular’s operations – strategy, HR, compliance, legal, finance, and board relations. Christina entered the charter school landscape through Ed Tec, a mission-driven for-profit company providing back-office services to charter schools throughout the United States. She began her career nearly 20 years ago as an attorney with Crowell & Moring, a Washington, D.C. law firm. Christina is currently on the Board of Directors of Oxford Day Academy, a charter school in East Palo Alto. Given her personal story, Christina is passionate about serving underrepresented and low-income students who need just a little extra support to realize their dreams. In her spare time, she enjoys traveling for pleasure and spending time with her three children and her husband. Christina Mireles BOARD MEMBER Cindy Zinn BOARD MEMBER Cindy Zinn resides in Los Altos and is a mother of two, with one a sophomore at Syracuse and the other in their senior year at Mountain View High School. She currently serves as the Co-President of the MVHS PTSA and has previously held various leadership roles, including President of the PTAs for Blach Middle and Oak Elementary Schools. Before transitioning from the workforce, Cindy had a diverse career in several non-profit organizations in Chicago. She contributed her skills and expertise to institutions such as the University of Chicago Booth School of Business, Field Museum, and the Cystic Fibrosis Foundation. Additionally, Cindy actively participated on the board of charitable organizations such as HighSight, which offers scholarships, tutoring, mentoring, leadership development, and college readiness programs to underprivileged high school students in Chicago. She also supported The Glass Slipper Project, an initiative dedicated to collecting formal dresses and accessories, and providing them free of charge to high school juniors and seniors in need of Prom attire. Cindy Zinn BOARD MEMBER Clara Roa BOARD MEMBER Clara is passionate about building nonprofits’ capacity to facilitate the change we want to see in the world. Over the course of her career, she has tackled big challenges in the non-profit sector as Chief Development Officer, Board Member, Major Gifts Officer, Giving Partner, Programs Director, and Educator. In these roles, she has helped address the most intractable issues in our society: education, professional and economic advancement, poverty, and homelessness. As the current Chief Development & Operations Officer at the Hispanic Foundation of Silicon Valley (HFSV), she focuses on raising funds to speed up the pace of intergenerational educational and career advancement in the Hispanic community across Silicon Valley. Prior to joining HFSV, Clara served as Major Gift Officer at Life Moves and has also worked for other local nonprofits, including Vascular Cures, the Pacific Stroke Association (PSA), and Project Baobab. Outside of work, Clara is active in her community. She is a partner and Board member at SV2 – The Silicon Valley Social Venture Fund. Why We Offer Funds LAMVCF can help you support your favorite charitable organization with a designated or field-of-interest fund, honor a loved one with a memorial fund, or create a scholarship fund for local students. You may also support an existing fund by clicking on one of the “donate” buttons below. We will work with you to determine the goals for your fund and your anticipated outcomes. We take a modest fee of either 3% of income or 3% of the average daily balance. This fee goes towards our administrative expenses for processing donations, grants, and scholarships and helping to spread the word that your fund is open. Have a question? When a grant is made, we monitor how the funds are used to ensure that it fulfills your charitable goals. Field of Interest Funds Specific Areas of Interest Field of Interest Funds allows you to identify and support a broad charitable purpose or category of interest, such as the arts, education, or the environment, supporting our communities of Los Altos, Los Altos Hills, and Mountain View. We can help identify organizations capable of making the greatest impact in the specific issue area of particular importance to you. Scholarship Funds Creating a Scholarship Fund When you establish a scholarship fund, you participate actively in the scholarship recipient selection with a selection committee that is external to the community foundation. We invite scholarship program groups to participate in our annual Community Roundtable Scholarship program. LAMVCF hosts a common application with input from the various scholarship groups in our scholarship portal. Diane Schmitz Diane has tirelessly led the Christie’s Sereno 1% For Good Charitable Foundation movement in Los Altos since 2012. Through their partnership with LAMVCF and Diane’s dedication, Christie’s Sereno reached a milestone of giving over $6,000,000 and supporting more than 500 local organizations. John Riemenschnitter John is the Director for Compassion Week Los Altos, a local coalition that created hands-on service and learning opportunities for over 4,000 volunteers in September 2024 (its 12th year!). He also serves as the Board President of Hope’s Corner. John is a co-founder of The Highway Community and recently retired from his role as lead pastor after 30 years of ministry there. Kamrin Knight Desmond A dedicated pillar of Los Altos, Kamrin has served twice on the Chamber of Commerce Board as Treasurer and Chair, earning the Walter & Marie Singer Award. She has chaired the Fall Festival and Financial Oversight committees for the Chamber and served as President of LAVA, where she also chaired the Art & Wine Festival. Use of Artificial Intelligence (AI) Tools as Related to Donor Privacy and Data Protection Policy The Los Altos Mountain View Community Foundation (“LAMVCF”) may use artificial intelligence (“AI”) tools to enhance operational efficiency, communications, research, and administrative functions. However, LAMVCF remains fully committed to protecting donor confidentiality, personal information, and sensitive organizational data. LAMVCF does not sell, trade, or share donor information. This commitment applies equally to any data processed through AI-assisted systems. We are always looking for ways to better partner with and support the people who are doing the important work of making our community a better place to live. Projects should meet the following criteria: Developed by and/or directly benefiting the residents of the communities LAMVCF serves (Los Altos, Los Altos Hills, and/or Mountain View) Address a gap in the current tapestry of services available in these communities Avoid duplication of existing organizations To become a project, you must also: Have committed leadership and an advisory board Be able demonstrate the need for the services you intend to deliver Have an initial budget Have initial funding or a good idea of how to generate revenue for your project (e.g., fundraising from individuals, grants, program revenue), and have a commitment to ongoing revenue generation Have a thought-out business plan or strategy Application Complete an initial inquiry form . A member of LAMVCF's team will schedule an introductory meeting to learn more about your project. Based on that call, you may be asked to complete a full application. If an application is requested, the completed application will be reviewed by LAMVCF’s Community Impact Committee based on the above criteria. The LAMVCF Community Impact Committee will determine whether to make a recommendation for approval to the LAMVCF Board of Directors. The LAMVCF Board of Directors must approve all new fiscally sponsored projects. This process may take up to six months. LAMVCF currently has a maximum capacity of 20 fiscally sponsored projects. If we are at our maximum, you are welcome to submit an inquiry form and we’ll reach out if space becomes available. If you have further questions email: [email protected] FAQs How much does LAMVCF charge for its services? 5% of revenue for all Local Impact Collective projects is allocated for management cost-sharing. Organizations unable to generate revenue during their two-year contracted period will be charged $500 per year and, if not actively seeking funding for their mission, will be transitioned out of the program to ensure resources are focused on viable, growth-oriented initiatives. Can a project have employees? Yes. LAMVCF serves as the employer for any projects that have employees. Projects that plan to have employees or independent contractors, must discuss their needs with LAMVCF staff prior to hiring any employees or contractors to ensure legal compliance. Do we have to fundraise to be fiscally sponsored by LAMVCF? All of our fiscally sponsored projects must plan to generate revenue for their project.
