Whether you want a condo or an estate with views to the water, San Rafael provides amazing diversity.  Central San Rafael Tucked away in south central San Rafael are unexpected neighborhoods that are rural and private. A favorite is the Bret Harte/Southern Heights area (8) on the hill that separates San Rafael from Greenbrae . Heavily wooded streets without sidewalks have a variety of homes with wonderful views of San Rafael and the bay. Just down the hill from Bret Harte is Gerstle Park (10) with many Victorian homes and early 20th century cottages on shady, mostly level streets. This neighborhood provides a walk to downtown. The Fairhills/Forbes area (4) has turn-of-the century and early 20th century homes on quiet, level streets. This neighborhood includes large hillside homes with views  Sun Valley (3) is a quiet, level neighborhood with many smaller cottages.  On the east side of Hwy 101 is the Dominican/Black Canyon area (6), adjacent to the lovely Dominican University campus, with Victorian mansions on quiet, wooded streets. San Pedro Peninsula Further to the east, Point San Pedro Road takes you to these neighborhoods: Country Club area (32) with large, elegant homes in the hills. Lock Lomond neighborhood (29) along the bay. Bayfront homes at Bayside Acres (31). Glenwood neighborhood (28) built in a broad, south-facing valley. Peacock Gap area (27) with roomy ranch-style homes on large lots, many with bay views, condos, and a golf course. The light along Point San Pedro Road is Mediterranean, reflecting off the nearby bay. At the east end of Point San Pedro Road, you’ll reach McNear’s Beach Park looking east across the bay and China Camp State Park , an expansive and peaceful park that was once the site of a Chinese settlement and a shrimp fishing village. North San Rafael The famous Marin County Civic Center , designed by architect Frank Lloyd Wright, spans three small hills in northeast San Rafael. Completed in 1961, this building is considered Wright’s last masterpiece. The citizens of Marin County provided overwhelming support to build this adventurous project in the face of disruptive political forces that would have blocked construction, and are still proud of this building. Check out the tour options for this wonderful building. It is worth a visit. Lucas Valley Road at the north end of San Rafael is yet another unique setting in Marin. On its long course westward, Lucas Valley Road travels through wooded canyons and grassy hills that are typical of rural, coastal Northern California. Once extensive ranch land, there are now scattered homes, ranches, and the Skywalker Ranch of filmmaker George Lucas. The Upper Valley neighborhood has mostly Eichler homes set against beautiful, oak-covered hills. This is classic California hill country. The Terra Linda and Marinwood neighborhoods in northwest San Rafael are comprised of ranch-style homes and condos set along friendly streets. Many classic Eichler homes found here are again fashionable because of their open floor plans and emphasis on outdoor living. The county has special qualities that contribute to an enviable lifestyle: natural beauty, mild weather, small family-friendly towns, easy access to San Francisco, and abundant outdoor and cultural activities. “Marin is gorgeous, great weather, clean, great shopping, access to healthy foods, wonderful bike paths and access to Mt Tam, Stinson Beach, Phoenix Lake, etc. The schools are all good really and it is very safe.” (from the Berkeley Parents Network ) On this page, Madeline shares some of the reasons why we love living in Marin. Natural Beauty Everywhere in Marin you’re surrounded by natural beauty. About one-third of the county, or 118,000 acres, is forested woodland. The county is dominated by Mount Tamalpais with streams and valleys falling through verdant and protected forests of Redwood and Madrone trees. Marin is surrounded on three sides by water: the Pacific Ocean, San Pablo Bay, and San Francisco Bay, with dramatic coastlines and vistas. Hiking is a very popular pastime. A few of the best websites for trail information are: Bay Area Hiker Marin County Bicycle Coalition Mild Mediterranean Climate Marin is in one of five areas of the world (about 3%) that have a Mediterranean climate, with mild wet winters and warm, dry summers. From May through October, average daytime temperatures are in the 70’s with little or no precipitation. From November through April, daytime temperatures average about 60 degrees during the day with occasional rain. Nighttime temperatures average from the mid 30’s to the mid 50’s year-round, infrequently freezing, with no more than frost on roofs. During the winter months, rains are intermittent, with a day or two of storms followed by days of flawless, blue skies. Marin averages 270 sunny days per year. Rain falls an average of 44 days per year, averaging 37 inches/year. Snow is rare, with a light covering the top of Mount Tamalpais. Snow on Mt. On these days, fog streams through openings in the coastal hills into southern Marin towns (Sausalito, Mill Valley, Tiburon, and parts of Corte Madera). The fog usually dissipates by afternoon, yielding warm, sunny skies.  More about Our Mediterranean Climate Because of the its hilly terrain and long ocean and bay coastline, Marin has several microclimates differing in temperatures and rainfall. University of California Agriculture and Natural Resources provides useful diagrams and descriptions of our microclimates .  Mediterranean Gardens The mild weather is perfect for Mediterranean gardens, encouraging a wide variety of plants including palms, bougainvillea, roses, citrus, fruit trees, and succulents. A challenge for gardeners is to keep up with the vigorous growth of their plants. Clean Air and Fresh Water Marin has clean air. The ocean fogs that cool our nights and some days sweep away the air pollution. The Air Quality Index is on average 36-46 , but many days lower. An index of 50 or lower is considered good, 50-100 is moderate, and 100+ unhealthy. Marin drinking water comes from eight lakes and reservoirs maintained by the Marin Municipal Water District (MMWD). This water (75%) is supplemented with water from the Russian River in Sonoma County (25%). The taste are quality are excellent. Water is tested for 94 contaminants and is below Public Health Goals for each of these. Marin has soft water, meaning a low content of dissolved minerals. According to MMWD, “the water that comes from MMWD’s reservoirs ranges in hardness from 3-5 gpg, while the water that is imported from the Russian River ranges in hardness from 5-7 gpg.” Water with less than 4 gpg hardness is soft, water with 4-7 gpg is moderate hardness.” Small Family-Friendly Towns Marin has 13 small towns and 14 villages. The towns, which average 16,000 people, are mostly arrayed across the hills and valleys on the east side of Mount Tamalpais, facing the bay. The villages of West Marin are adjacent to parks and farmland and along the Pacific coast. Marin Towns Marin Towns Belvedere A magical island at the tip of the Tiburon peninsula with great views of San Francisco, Richardson Bay and Sausalito. Corte Madera Convenient central Marin town with hills and bayfront. Fairfax The last town to the west with beautiful hills; a gateway to west Marin. Greenbrae A hill town in the middle of Marin with frontage on Corte Madera Creek and San Francisco Bay. Kentfield An elegant, older community with wide, wooded lanes. Larkspur Ideal weather with Redwood canyons and a charming downtown. Mill Valley Always charming, set in four canyons that climb Mount Tamalpais, with elegant Redwood trees. Novato The northernmost town in Marin; with sprawling neighborhoods from bay to hills. Ross Older, east-coast-type estates set in hills with broad streets. San Anselmo A relaxed, family town with older homes, creeks, and an established downtown. San Rafael One of the largest cities with a great variety of beautiful neighborhoods. Sausalito Spectacular views of San Francisco and the Bay with a lively downtown and waterfront including boat harbors and houseboats. Tiburon A special peninsula in the Bay, with hills and memorable views, a charming downtown, and boat harbors. Most of the towns originated in the late 19th century as vacation destinations or trade depots. San Francisco residents built summer homes on the warm, wooded slopes of Marin to escape the fog. For those who could not afford summer homes, ferries brought them to tent camps, cabins, houseboats, and outdoor dance halls throughout the county. The original towns have grown together, but they each retain a distinctive small-town atmosphere. Even the two larger cities, San Rafael, and Novato, are divided by hills and valleys into unique neighborhoods. Unincorporated Marin About half of Marin County (457 out of 828 square miles) is unincorporated, meaning that it is not administered by the 11 incorporated towns and cities. This map shows the extent of this area. Unincorporated areas include several large areas of Mill Valley (Almonte, Alto, Homestead Valley, Tamalpais Valley, Strawberry Manor, Harbor Point, and Panoramic/Muir Park), parts of Tiburon, most of Greenbrae (the other part of Greenbrae is incorporated into Larkspur), all of Kentfield, and sections of Sausalito, Larkspur, San Rafael, San Anselmo, Fairfax, and Novato. Here are typical closing costs for the purchase of a $2M house: Title and escrow fees, $2,100. Additional escrow and recording fees, $500. Title insurance, $4,900 (required by law). Mortgage Payments Unless you are paying cash for your home, you will have monthly mortgage payments. Your Realtor will suggest brokers who can get you the best deal. Mortgage insurance lowers the risk to the lender of making a loan, allowing you to qualify for a loan you might not otherwise be able to get. Once you have built 20% equity in the home, you can request to have the mortgage insurance cancelled. Property Taxes In California, an annual 1% property tax is levied against the assessed value of a property. If you just purchased your home, the assessed value is typically the same as the purchase price. The assessed value increases each year but cannot increase by more than 2% annually, regardless of changes in market value. Cities and service districts add assessments to finance local services, public works  and other improvements. These vary based on specific community needs and voter-approved initiatives and, on average are about 0.25%. To estimate your property taxes, multiply the home’s purchase price by 1.25%. Homeowners Insurance Banks and mortgage companies require homeowners’ insurance before issuing a loan. Cash buyers will also want to protect their costly investment with the proper insurance. With busy lifestyles, many of us forget to attend to home maintenance issues that seem minor but, when neglected, may become expensive repairs. Budget now to avoid surprises. Routine Maintenance Tasks Routine maintenance costs are easier to plan. Here are some of the obvious tasks: Cleaning rain gutters. Annual repair of irrigation systems. Maintenance of HVAC (heating, ventilation, and air conditioning) systems and water heater. Chimney sweeping. House cleaning services. Window cleaning. Yard and garden upkeep. Occasional but Important and Expensive Maintenance Tasks Here are the major maintenance items that you should expect: Exterior painting or staining. The outside of your home may need repainting every 5-10 years depending on weather exposure. If you have wood shingles, these will need repairs, cleaning, and staining. Roof repairs and replacement. A roof with asphalt shingles will need to be replaced every 15–25 years. It is important to inspect a roof regularly for missing shingles, defective flashings, moss growth, and pooling water.  Drainage. Make sure that water is not collecting near your house. This condition can escalate to expensive repairs. If you have water collecting under the house, consult a contractor or drainage expert to evaluate the risks and recommend solutions. Retaining walls. Deteriorating or leaning retaining walls can result in earth movement and in some cases instability of a building. Tree care. Consult an arborist to treat unhealthy or unstable trees, make sure tree roots are not damaging structures and tree limbs are not growing above the roof. Fire safety. Marin property owners are required to meet defensible space requirements in the 100-foot buffer zone around the residence, which means removing dead and dying grass, shrubs and trees, reducing the density of vegetation and fuels that extend from the ground to the tree canopies, and replacing hazardous vegetation with fire-resistive plants and irrigated landscape vegetation. Ask your local fire department for an inspection. Don’t forget the possibility of pests like termites or wood boring beetles (common in Marin) and fungus damage (dry rot). You should hire a licensed pest inspector every 10-15 years to inspect your home for infestation and damage. This is especially important if you live in a wooded area. Inspect, repair, or replace your heating and air conditioning system. If old, it may be inefficient or dangerous. Fix or replace a major appliance. For example, we can no longer expect a clothes washer to last 25 years. Typical useful lifetime is 10-14 years. Call a plumber to address leaks before they cause major damage. Examples are rotted subfloors in bathrooms and stains on a ceiling that may be due to a roof leak or defective sprinkler system. How Much Should You Budget for Home Maintenance and Repairs? When you first purchase a home, the inspection reports that were provided can be valuable when you are contemplating how much to put put into your budget.  Your Realtor will help you interpret the findings in these reports and gather reliable cost estimates for any major items that need repair or replacement.  Set up a yearly maintenance and repair fund; some financial experts suggest budgeting for 1% or 2% of your home’s value, but the amount you should save depends on your home’s age, condition, and size. Remember that newly constructed homes do not remain new and also need a maintenance allocation. This 1-2% estimate may be high for Marin homes, as home prices here are high (current median price for a single-family home is $1.7-$2M). If you are looking for real estate with a water view, consider living here, with sweeping views of the bay, San Francisco, the Golden Gate Bridge, the Sausalito hills, and Mount Tamalpais. Unknown to many outside of the area, Paradise Drive is a special part of town, along a quiet expanse of bay to the east. Homes have large lots, and some have bay frontage and private beaches. A little further north on Paradise Drive is the unique waterfront community of Paradise Cay , built out on the bay in the 1960’s. The Tiburon Peninsula extends about four miles from Highway 101 into San Francisco Bay. The peninsula, shared with the towns of Belvedere and an unincorporated portion of  Mill Valley , is about 1 mile wide.  The Town of Tiburon occupies about 4.4 square miles, approximately a tenth the size of San Francisco, and has approximately 8,938 residents in about 3,515 households. (2022)  A large area stretching along the north side of the peninsula is also considered part of town, but is unincorporated and partly administered by Marin County . Mean commute time is 27 minutes. Tiburon rises from sea level along the bay to about 300-750 feet along the ridge that runs the length of the peninsula. The high points on the ridge are at Ring Mountain, about 600 feet, and Sugar Loaf, about 750 feet.
