There were a lot of things that we had put off for years that needed to be fixed correctly. Scott and his crews were amazing from start to finish. They repaired a lot of stucco - including removal of an ancient wall A/C unit. They repaired the drywall inside and painted almost every room. (now I wish we had them do everything...lol). They also sanded and stained all of the wood surfaces on our deck as well as matched up the stains on all of our fences. We were in touch throughout the entire project and everyone was extremely thoughtful and helpful. I recommend Scott and Partnership Painting highly! -Don Romine Santiago and Jose were outstanding! Their preparation of the outside of our house for painting and their painting of all the various challenges of our two-story house were completed so well. Los Angeles County Exterior Painting If you have an older Los Angeles County home and want to choose colors other than green and white, here are some guidelines to consider before starting an exterior painting project: 1. Light colors "advance" the exterior of Los Angeles County homes while dark colors cause them to "recede". This means that lighter shades will make your home appear larger and closer to the street, while darker shades make your home seem smaller and further away. If you want your house to blend in and be less noticeable, therefore, a darker hue is best. 2. Light dramatically affects how colors appear to the human eye. This beautiful American Craftsman home in Pasadena, CA is over 100 years old and was in need of some TLC which our team carefully provided over weeks of preparation, expertise, and execution of the needs our client brought to us. If you want to see and understand our residential process, this project and the images from it are for you. This project included restoring and painting the 5,847 square foot wood shake home, guest house, and a detached garage. One of the unique elements of historic American-style Craftsman homes is their sturdy bottoms that taper to the top. They often have intricate details like exposed rafter tails, wood details, large covered front porches, tapered columns, low pitched rooflines, and single protruding dormers. For some painters, the details of a Craftsman home painting project are daunting and unattainable -- but our team is experienced in handling the toughest projects. The homeowner viewed three other houses that the Partnership Painting team had restored in their neighborhood and called to set up an appointment with Brad and Scott. Partnership Painting owners Brad and Scott met with the client, and the homeowner expressed some concern about the condition of the home, especially the wood and some areas of dry rot along with other damage. This type of work is not new to Partnership Painting so we shared a few options with the client based on previous work and described our process of preparation and restoring the wood beams. The house was previously painted ten years ago so every inch of this home (wood shake, windows, doors, trim, etc.) had to be inspected, scraped, sanded, and patched where necessary. There were several areas where our team replaced 1x8 wood boards because of pre-existing dry rot. To provide further context for the magnitude of this job, preparation took three (3) weeks and it took eight (8) weeks to finish the prime and paint. Attention to detail is key and is provided to every client we work with. One area that needed special attention was the arbor over the front porch. Fortunately, it was only aesthetical damage, so, Partnership did not have to have to replace any wood beams but could use Abatron wood epoxy. The house has unique wood beams (see images) that needed to be molded and restored. This took some extra time but afforded massive savings vs. having to have wood custom milled and replaced. When we use Abatron wood epoxy, we take great care to make it look better than the original, which takes skill and saves our clients money. Sometimes our team is faced with an unexpected issue after a job has started. In this case, we removed a 1x3 piece of roof molding trim around the house that was previously added to hide the coving of the asphalt roofing. After removing, we decided, with the owner's approval, not to put back the wood trim as the water was collecting behind the board and was, over time, causing the trim board to rot out. We fixed the problem by sanding, priming, patching, and using the aforementioned Abatron wood epoxy with brown caulk to seal the areas where the roofing material tied into the wood ceiling and wood beams. We painted the curved roofing material the dark brown color, which now blends in for a cleaner look. When we were wrapping up the job, we pressure-washed the roof to remove any debris and dirt that had accumulated in some of the corners. Restoring this home is an excellent example of many projects we complete, where the homeowner is highly engaged and involved with our team. We can all witness the transformation -- it’s truly unique! It is a beautiful and large campus covering 124 acres with an array of buildings featured in magazines and websites and used as examples of architectural triumph for years. A local philanthropist founded the school in 1891. In 1921 it officially became the California Institute of Technology, where it is now world-renowned for its academic programs, scientific prominence, and an array of Nobel Prize winners and awards. Did you know Caltech has 45 Nobel Prizes? That’s 45 more than us! Due to its prominence not just in Southern California but worldwide, we were excited to be a part of history. We recognized the importance of preserving the grandeur of the school. Our project was on the North Mudd Laboratory Building, which houses the Geological and Planetary Department and the school’s private observatory. The style of the building is complete with unique walkways surrounded by stucco archways and wood beams that match the surrounding fountains, palm trees, and southern California landscaping well. Many of the buildings on campus, including the Laboratory building, are very old. Our team is familiar with the necessary attention to detail and care required on such mature construction. First, we began by power washing, scraping stucco, a full prime coat, and then we did a complete exterior painting of stucco and wood beams using *Elastomeric Paint. We worked on a complete exterior painting of the stucco and wood beams using our Elastomeric Paint which is useful for older projects and helps protect the surfaces from the dry heat and sun of Southern California. This paint comes with a ten-year warranty, and we use it because it works well with older buildings like this one and is a hearty product for the area. *Elastomeric paint is a coating specifically made to protect masonry surfaces. Like other paints, it is applied in liquid form, which then hardens into a flexible, watertight covering. This paint can stretch and return to its original form without causing damage if applied correctly. Our crew of five painters took approximately four weeks working full time, Monday through Friday. We used equipment such as 60-foot boom lifts to reach the highest peaks around the laboratory and our crew painted the large beams featured in the robust corridors. We are familiar with working during business hours while businesses (or schools) have to be fully operational and were able to do so on this project without inconveniencing the school’s faculty and students. Our collaboration with the Church was crucial in selecting the appropriate paint and color, ensuring a durable and long-lasting finish. The project required meticulous scheduling to accommodate the Church's active calendar and holiday events. This necessitated close coordination and daily communication with all parties involved, emphasizing the importance of strategic planning and scheduling for the project's success. Our experienced and dedicated crews were instrumental in this endeavor. Multiple boom lifts were employed to access the high-reach areas around the campus. Notably, an 80-foot boom lift, operated by our crew, was essential for working on the bell tower, providing the necessary reach and articulation. A key aspect of this project was the careful preservation and protection of the church's stained glass windows, the west-facing cross, and the painted murals during the painting process; these elements were critical. Another significant area of focus was the preschool exterior.
