This project was a rewarding collaboration with the talented team at Regan Baker Design, aimed at thoughtfully evolving a cherished family home. Having owned the property for a decade,  they have gradually been renovating the home to better reflect their needs and evolution of their young family. Read More Our scope of work focused primarily on the upstairs level. As the family’s two children grew older, the need for additional space became evident. We reconfigured the existing single bathroom into two separately appointed bathrooms—one tailored for the children and the other designed as a serene retreat for the adults. Beyond the two new bathrooms, the scope of the project also included transforming the hallway and laundry area with custom warm wood panels and space for hampers and organized storage. The original stairwell was uplifted and refinished to match the look and aesthetic of the rest of the space. Our favorite part of this collaboration was the intricate tile work that went into both bathrooms, which brought a distinctive character and charm to the spaces. Comfortable for everyday life, this home will be a great venue for hosting, whether it is dinner with friends or after work gatherings with colleagues. Our client was not afraid to take chances with color, pattern, and lighting, which can be seen in the finished product. The design team incorporated the homeowner’s interest in flora and fauna, specifically in the art and wallpaper selections, with the showstopper as the Zita island mosaic from New Ravenna, via Da Vinci Marble. Read More The homeowner contacted Perez Construction in September 2021, shortly after purchasing the home, through a recommendation from a friend. Perez Construction introduced the homeowner to Alden Miller Interiors , and they began designing the space. This project began as a kitchen remodel but the scope increased to include all three levels of the home as well as the exterior. Demolition began in January of 2023 and the overall construction lasted 12-months. It was an honor and a pleasure collaborating with William Duff Architects to connect the two levels of this Queen Anne Victorian for the 47th Annual Showcase, giving us an opportunity to rethink how this historic home flows. Read More WDA developed a new stair connecting the first, second and third floors, bringing clarity and continuity where none existed before. A seemingly small move with a big impact on how the home lives. Preserving the look of the original steps, we carefully selected new banisters to match the aesthetic as we connected the two spaces. Design inspiration truly can come from any source. Take this bathroom in a two-bedroom, two-bathroom Victorian condo in San Francisco. The homeowner is obsessed with mountain biking and feels most inspired when cycling in Marin , so he wanted to pay tribute to his favorite region across the Golden Gate Bridge in his bathroom’s design. “The bathroom was very dated with builder-grade, generic finishes in varying shades of beige. The client didn’t feel like the design reflected his personality at all,” Lesley says. Jessica Brydson “Since the client loves Marin but lives in San Francisco , his vision for the bathroom was for it to embody cycling through the Old Stage Trail in Marin in the summer months, transporting him to one of his favorite places,” explains interior designer Lesley Ray . The color palette was inspired by photos and video from the homeowner’s favorite trails in Marin. Jessica Brydson The bathroom was originally outdated with builder-grade , generic finishes in varying shades of beige. It didn’t reflect the homeowner’s personality at all. “The client already knew he wanted the bathroom to embody his favorite trail in the summer months,” Lesley says. “I worked with him to hone in the vision; selecting exact colors for the tile to create a gradient effect and proposing the giant light fixture for the ceiling to embody the blinding sun. The light fixture was custom made in Italy to span the entire ceiling.” Pretty much everything is new in the bathroom: tiles (both floors and walls), plumbing fixtures, vanity, toilet, mirror, and lighting. Lesley says that the biggest project was fabricating and installing the giant custom light fixture. Lesley and team used photos and videos from the client’s favorite trails as inspiration for the color scheme , especially with the Fireclay tiles chosen. “We wanted the tiles to embody a transition from the red clay redwood forest ground into the lighter dirt trail into a streak of sunshine into the water into the mossy green forest (the shower),” explains Lesley. “Once we had the tile colors selected, we laid them out and got a lamp with different-colored temperature bulbs to view the tiles to determine which was best suited for the giant “sun” fixture. We were adamant about making sure the “sun” fixture didn’t feel like a Walgreens.” While this bathroom has “summer vibes,” the other bathroom in the condo wasn’t left out and continues the theme. Lesley and team gave that one a “winter” look, inspired by the client’s favorite trails in the winter months. Gray walls are a nod to winter haze and fog, while the red clay tiles are the “forest ground” and the green concrete sink speaks to the mossy green redwood trees. “He loves that the bathroom tells his story and loves that there is no other bathroom in San Francisco (possibly the country/world) that looks like it,” Lesley says of her client. The company was officially incorporated in 2017 but our work experience goes back decades. Company History Perez Construction was officially founded in 2017, but in reality, it had been active for over a decade in San Francisco. Everson’s father, Pedro Perez, had been working as a subcontractor in SF since 2001, and sending money back to the family in Honduras. Everson, his mother, and his four younger siblings moved to San Francisco in 2006. Everson attended Everett Middle School and Mission High School, where he served as Captain of the varsity soccer team. In 2015, Everson graduated from San Francisco State University, with a degree in Business Management, and became a DREAMer. Despite having opportunities to work at numerous big corporations, Everson decided to stay and support his family in construction, with the goal of eventually building Perez Construction into the top high-end residential remodeling company in San Francisco. WHO WE ARE Perez Construction is a family owned and run business. The team includes Everson’s father, brother, sister, and members of his Church. The company also has a close network of trusted subcontractors. Between our full time employees and subcontractors, Perez Construction is currently supporting over 50 families here in San Francisco. Everson is married to his high school sweetheart, Jocelyn. They have a 6-year old son, Caleb, and a 2-year old daughter, Eden. Outside of work, Everson mentors high school students and volunteers through his Church. In his free time, Everson likes to fish, play soccer, and explore nature. Working on this project has truly been a privilege. Our clients were thoughtful design partners who inspired creativity and collaboration, making the entire process enjoyable and fulfilling. Their enthusiasm and vision played a crucial role in bringing our design concepts to life. Read More The 1910 home, previously lacking visual flow, has been revitalized with strategic updates. Space planning was carefully considered to serve both everyday family life and larger gatherings of friends and family. We utilized a vibrant color palette, wallpaper, new cabinetry and bespoke details to enhance both functionality and aesthetics. Notably, we redesigned an oversized powder room on the main floor, downsizing it to make better use of the space and create a much-needed walk-in pantry in the kitchen. On the upper level, we reconfigured the primary bath and repositioned its entrance to improve the flow from the bedroom.  You can see nature inspired elements throughout the house. The dining room mural and chandelier reflect the beauty of the flowering trees in the neighboring garden. In the primary bedroom, we've created a serene retreat with an earthy and elegant color scheme, complemented by a soothing pistachio hue in the adjoining bathroom. The goal was to create a comfortable, accessible home where the clients’ parents could age in place, while allowing three generations to live together with ease. The project effectively doubled the usable square footage of the home, introducing a new lower-level living room, laundry area, powder bath, primary bedroom suite with walk-in closet, and an accessible bathroom thoughtfully oriented to a lightwell and skylight. Read More As the project progressed, the scope evolved alongside the clients’ lives. A pause during the arrival of their second child allowed for reflection on day-to-day functionality, resulting in added storage solutions that were seamlessly integrated into the design. We incorporated custom storage throughout the mudroom hallway and maximized otherwise overlooked areas beneath both the interior and exterior staircases—improving organization without compromising flow or aesthetics. One of the most defining elements of the project is the series of skylights that bring warmth and natural light deep into the home. A long, linear skylight above the stair required careful structural coordination and precise execution, but ultimately became a feature that visually connects both levels and bridges the home’s traditional roots with a more modern sensibility. Equally complex was the skylight above the new shower, which functions not only as a source of light but also as roof access—engineered to support live loads and integrated with concealed drainage systems. The end result is a clean, effortless appearance that belies the technical complexity behind it. We have a $500K minimum for all new projects. For repeat clients, we do not have a minimum. Clients often like the continuity of working with Perez to maintain and service their home, as well as to undertake small projects. They trust us to expediently manage everything from a water heater issue to installing a new kitchen sink faucet. How much do your typical projects cost? Project costs can vary widely, depending on the desired scope, existing conditions, size of project, etc. That said, on average, our projects end up being between $800-1000 / sq ft all in. For specific rooms, we can share a few ranges based on previous projects: For kitchen remodels, our clients have spent anywhere between $150K-500K, with a median of $230K. For each bathroom in a remodel, our clients have spent anywhere between $75K-300K, with a median of $100K. For an ADU, our clients have spent anywhere between $250-600K, with a median of $300K. How long do your typical projects take? We tend to work pretty quickly, given our intentionally limited project portfolio. There will be a crew working at your house 7-330 Monday through Friday, barring any extraordinary circumstances. Our projects can range from 4 months to 2 years. What is your capacity like? We are vigilant in ensuring that we are not overextending ourselves and are able to deliver (and overdeliver) on our commitments. This means that we are often fully booked up many months out. We operate on a “first come, first serve” basis, and don’t reserve spots on our calendar until we enter the pre-construction phase. Can we live in our house during construction? We do not allow clients to live in their homes during construction. We want to ensure you have a delightful experience working with us, and we’ve found it is hard to deliver that with folks in the home, given all the disruption. That said, you are welcome to visit the house whenever you’d like (it is your house, after all!). You will also be getting daily updates on the progress. Can you handle all the permitting? We have an in-house permit consultant, and can handle all the permitting if needed. Alternatively, your architect can manage the permitting. How much of your work is in-house vs. subcontracted out? It depends on the project, but on average, we are 40/60 in house vs. subcontracted. We do all carpentry and general labor in house, but sub out the more specialized trades like electric and plumbing. We have a highly curated network of subcontractors, some of whom are members of the Perez family. Can you provide references? Yes. For all our potential clients, as part of the pre-construction phase, we are happy to introduce you to previous clients so they can speak to their experience working with Perez. How do you manage the project schedule? We use Buildertrend as our project management software. All our clients, along with their architects and designers, can login here on our website or through an iPhone/Android app to check daily logs, see their project schedule, view the project budget, and pay invoices. Buildertrend is a one-stop shop for everything related to the project, and ensures that everyone is communicating and aligned. How does billing work? We set up a payment calendar, and each payment will be tied to a specific milestone (e.g., passing rough inspections). We usually bill roughly once a month. How do your clients typically finance their projects? Many of our clients take out a construction loan to finance their project. We can help facilitate this process, and are on the “approved” list of qualified contractors for the most popular local banks. What about my neighbors? We know how important neighbor relationships are for our clients, and we do our best to be good neighbors throughout the construction period. This means that our job sites are clean and organized and there is no smoking or loud music. In addition to protecting your relationship with your neighbors, our goal would someday be to work for them as well, so we are very mindful of how we manage all our job sites. Our first major undertaking was raising the ceilings back to their original 11-foot height—a complex structural project that immediately transformed the space and restored its intended grandeur. We then focused on recreating authentic period details, working with specialist Lorna Kollmeyer to restore ornamental plasterwork, sourcing original hardware from local salvage vendors, and milling custom trim profiles that matched the home's era. Every element required precision to ensure historical accuracy while meeting modern building standards. Read More The kitchen presented unique challenges in balancing period authenticity with contemporary functionality. We constructed entirely new cabinetry with inset panels and soft detailing that honored the home's origins, while carefully integrating modern appliances—an Ilve induction range, Dacor refrigerator, and Miele steam oven and dishwasher—within the traditional design framework. The layout was meticulously planned around the homeowner's detailed inventory to maximize storage and efficiency. For flooring throughout the home, we installed reclaimed wood from Pioneer Millworks, respecting the homeowner's wish to preserve the original subfloors' character even though they were structurally compromised. One of our most delicate tasks was preserving the original hallway wallpaper, which required careful protection during construction and complementary finishes including deep "Money Green" Benjamin Moore paint and period-appropriate lighting. The project's finishing touches demanded both technical skill and artistic sensibility. We installed hand-blown Murano glass lighting fixtures throughout the main spaces, taking full advantage of the restored ceiling height over the kitchen and fireplace areas. The stone countertops required precise templating and installation to showcase their natural depth and movement, providing the perfect foundation for Willem Racke's custom mural—a stunning piece in greens and blues that became the home's focal point. We incorporated Victorian-inspired tile work from local FLM Ceramics in the bar area and installed concealed LED linear lighting to create ambient illumination that highlights both the mural and surrounding materials. The company was officially incorporated in 2017 but our work experience goes back decades. Company History Perez Construction was officially founded in 2017, but in reality, it had been active for over a decade in San Francisco. Everson’s father, Pedro Perez, had been working as a subcontractor in SF since 2001, and sending money back to the family in Honduras. Everson, his mother, and his four younger siblings moved to San Francisco in 2006. Everson attended Everett Middle School and Mission High School, where he served as Captain of the varsity soccer team. In 2015, Everson graduated from San Francisco State University, with a degree in Business Management, and became a DREAMer. Despite having opportunities to work at numerous big corporations, Everson decided to stay and support his family in construction, with the goal of eventually building Perez Construction into the top high-end residential remodeling company in San Francisco. WHO WE ARE Perez Construction is a family owned and run business. The team includes Everson’s father, brother, sister, and members of his Church. The company also has a close network of trusted subcontractors. Between our full time employees and subcontractors, Perez Construction is currently supporting over 50 families here in San Francisco. Everson is married to his high school sweetheart, Jocelyn. They have a 6-year old son, Caleb, and a 2-year old daughter, Eden. Outside of work, Everson mentors high school students and volunteers through his Church. In his free time, Everson likes to fish, play soccer, and explore nature. A family kitchen taking inspiration from the classic details of a British Manor house. Culinary Calm is tucked under the roofline balancing a classic sense of style with an air of simplicity. Read More The skylight dramatically washes the space in light while the historic dormered windows give a sense of place. This expansive room is designed for: enjoying the art of cooking, gathering around the island with a cup of tea or glass of wine,chatting with kids as they eat breakfast, and finding the perfect midnight snack. A grand skylight is central to the layout and the generously scaled island anchors the design. Shaker style cabinetry, vintage inspired lighting, custom decorative cabinet hardware, and 3cm soapstone countertops give a sense of grounded elegance to the design. The cabinets are a rich slate blue complemented by warm wood tones and soft lime washed walls. The homeowners had four priorities in their remodel- Views, Cooking, High Design, and Family, and we were thrilled to help bring their vision to life. First, our team aimed to capture the breathtaking views of the city skyline by adding an upstairs addition and roof deck, providing the perfect place for the homeowners to enjoy their morning coffee while taking in a million-dollar view of the city. Read More With their love of cooking and entertaining, we created a chef's kitchen that opened up to the living spaces, designed with meticulous attention to detail in the layout and installation of the cabinetry, tiling, countertops, and high-end hardware. The end product serves as an inviting space for family and friends to enjoy. The staircase became the focal point of the home, showcasing an open, suspended-in-air design that serves as a piece of art and also functionally showcases their art pieces, tying all the floors together. Finally, the homeowners wanted to build out the lower floor of the home to have a place for their parents to stay for extended visits. The result is an ensuite bedroom/bath combo with a separate media room. Despite the project taking 14 months to complete, we finished on time and on budget. We celebrated the success of the project with a big party for the homeowners, their friends and families, and the entire Perez Construction team. Read More Floating high on the third floor with sweeping views of the San Francisco Bay, this bedroom and adjoining deck are imagined as a Parisian boutique hotel retreat, part Hideaway, part daydream. Inspired by the shifting palette of fog meeting ocean, a panoramic blue toile wraps, the space setting a serene, immersive tone that feels timeless and transportive. A tucked away makeup vanity revealed behind a hidden closet door creates an intimate getting ready ritual the perfect prelude to an evening out. Layered patterns and rich textiles exude a collected, well traveled sensibility, while warm red access glow like the sunset on the water. A canopy bed anchors the room with romance, inviting you to check in, exhale, and stay awhile. Room service, please Just beyond, the rear terrace is designed as a soft escape. Lime wash, clay, stone, wood, wool, silk — surfaces chosen for being ancient and humble, but still gloriously grand. Our job was to build the room those materials deserved in a three-month timeline. Read More The Chapel sits at the top of the house, where the roofline turns sharp and the proportions get demanding. Bringing Robbie, Marcus, and Caleb's design to life in a space that had to feel both grand and intimate, ancient and warm, meant slowing down where most builds speed up. Every joint, every transition, every surface was a conversation. They didn't just hand us a design, they trusted us with conveying the feeling. Here's how they describe what they set out to make: At the very top of the house, capped by the jagged, angular lines of the roof above, our chapel is a space designed for gathering and reflection. It welcomes celebration and play as effortlessly as it embraces quiet contemplation — a chapel for gregarious gatherings over cocktails, and for sunset aperitifs before the dinner party. A chapel for losing yourself in a great book for hours, a chapel for sinking in and for slowing down. A chapel for one, a chapel for many, a chapel for all. Most bathrooms get built for function but the Station was never going to be like most bathrooms. AubreyMaxwell came in with a curved shower wall, a terrazzo floor, and rows of ochre finger tile that had to be laid by hand. So we did what we always do when the design gets ambitious: we put the right team on it. E&S Granite and Tile handled all of the intricate tilework, laying every ochre finger tile with precision and care. Westgate Plumbing brought the curved shower to life with the kind of clean, expert execution the design demanded. Snake Craft, whose millwork also graces the Chapel just down the hall, added the warmth and detail that elevate a beautiful room into an unforgettable one. And MCM Electric ran the electrical throughout — the kind of precise, considered work that goes unnoticed when it's done right. A great room isn't built by one company, it's built by a group of families who've spent decades getting good at one thing each.
