The main difference between secured and unsecured loans is that secured loans require collateral and unsecured loans don’t. For instance, a secured home loan uses your home as collateral, and a secured vehicle loan uses your vehicle as collateral. If you fail to pay the loan, you can lose your asset. Unsecured loan benefits include a simpler application and approval process, because there is not a need to secure a title to collateral property. Unsecured loans, also called unsecured personal loans, are backed by your creditworthiness—your past repayment history and your credit score, among other factors. Because of this, interest rates on unsecured loans can be higher than those on secured loans. We only approve good-to-excellent credit profiles for LightStream loans. An advisor can help you turn your financial goals into a clear, personalized plan—particularly during times of complexity or major life decisions. You might benefit from working with an advisor if: You're unsure how to prioritize or reach your financial goals Your finances involve multiple accounts, taxes, or planning needs You want guidance, not just products or investment tips At Truist, our advisors start by asking thoughtful questions and listening carefully. They help translate what matters most to you into a strategy that evolves as your life does. Even if you're comfortable managing things on your own, an advisor can offer valuable oversight and help you evaluate if you are on track. Do I have enough money to work with an advisor? You likely have enough money to work with a Truist advisor if you have $1 million or more in investable assets. Note: Investable assets typically include liquid or semi-liquid holdings such as cash, stocks, bonds, mutual funds, ETFs, and retirement accounts. It's a valuable asset. Put yours to work for you with a home equity line of credit, or HELOC. ( Auditory Description: HELOC is pronounced HEE-lock). A HELOC lets you tap into your home’s equity and borrow against it. ( Visual Description: Animation of a woman is show with home improvement tools.) You can use a HELOC for almost anything like home improvements, which can increase your home's value. ( Visual Description: Animation of multiple credit cards consolidating into one.) A HELOC can also be used for paying down high interest debt, or for large expenses like medical or education costs. ( Visual Description: Animation of a woman with an injury and college graduate are lowered from columns.) What's home equity? It's the current market value of your home minus the amount you owe your mortgage lender. ( Visual Description: An illustration depicts the terms, Property Value and Equity over the term Mortgage Balance) With a HELOC, you can borrow against a portion of your total equity. Typically, lenders allow you to borrow a total combined amount of 75 to 90% of your home's value. To calculate your potential HELOC amount, simply subtract your outstanding mortgage balance. Here's an example. A lender determines you can borrow against 80% of your home's value. Since your home is valued at $250,000, 80% of that is $200,000. After you subtract your mortgage balance of $150,000 your potential HELOC amount is $50,000. Your credit score and debt to income ratio also play a role in calculating your HELOC amount. ( Visual Description: Animation of a woman’s statistics being calculated. They end with a credit score of 660 and debt to income ratio of 35%.) A HELOC is similar to a credit card, because you can withdraw funds up to your limit. ( Visual Description: Animation of a scale shows a credit card and a house as they balance back and forth.) But unlike a credit card, a HELOC uses your home as collateral, so it's smart to borrow only what you need. Some lenders may charge you fees to open a HELOC. Having all the information can help you figure out if a HELOC will work for you. Generally, you can choose a variable or fixed interest rate with a HELOC, depending on your situation. Then you'll receive a revolving line of credit available for a set period of time, known as the Draw Period. ( Visual Description: Text shows: Draw Period Start at Month 1. The animation extends to show the Draw Period End at Month 12.) During the Draw period, you make payments towards your balance, and you can draw funds up to your available limit. ( Visual Description: Text shows: the HELOC Period Start at Year 1 with a line that connects to HELOC Period End at Year 10.) Escrow Take me there inside of ul / ol --> Real estate taxes Take me there inside of ul / ol --> Homeowners insurance Take me there inside of ul / ol --> PMI/MIP Take me there inside of ul / ol --> Getting started with escrow If you have an escrow account: Every month when you make a mortgage payment, we put a portion of it into an escrow account to pay your tax and insurance bills for you. However, Truist can’t control how much you will be charged. These amounts may vary annually—making it difficult to perfectly predict escrow. When your tax and insurance bills go up, it can cause a shortage in your escrow account. On the other hand, if your taxes and insurance go down, you may end up with a surplus—resulting in a credit or a refund. We review your escrow account at least once a year to check that we are collecting enough from your monthly payments to cover your tax and insurance bills when they come due. Following our review, we issue an escrow account disclosure statement . Manage your escrow account. Learn about your mortgage finances and take control. Let's get started and manage your mortgage. Component ID : "accordionGridLayout-254841337" Model : "disclaimer" Position : "left" Transcript [music begins] Feeling informed and in control of your finances is key to staying confident. That’s why we’d like to explain the details of your escrow account. Each month, we put a portion of your total mortgage payment into an escrow account to cover your tax and insurance bills. And when those bills are due, that’s what we use to pay them. But we don’t control how much tax and insurance you’re charged annually—that’s up to your local tax office and your insurance company. So those amounts may vary from year to year. At least once a year, we review your escrow account to make sure we’re collecting enough to cover your tax and insurance bills. Sometimes, these bills will be higher than the current balance in your escrow account. This causes a “shortage.” To make sure there are no unpaid bills, we pay the full amount due and charge you the difference. If your taxes or insurance premium go down , you may end up with a surplus. In that case, you’ll receive a credit or a refund. You can find all the details about your escrow account in your annual escrow statement. First, we review the amount of your shortage or surplus. In this sample statement, there’s a shortage. Next, we determine your new monthly escrow amount, which is based on your most recent tax and insurance bills. Lastly, you’ll see the effective date and amount of your new total monthly mortgage payment. In this example, a shortage is one reason for a higher monthly payment. Your monthly escrow amounts can also change based on your current tax and insurance bills, and the shortage payment will be spread over the next 12 months. There’s also the option to pay a shortage upfront. Check out the FAQ page attached to your statement if you’re interested in that option. We’ll also email you an escrow snapshot after preparing your escrow statement—we hope you find it helpful. Understanding what’s changed and why are the first steps to helping you stay in control. We’re here for you. Want more information about your escrow account? Visit Truist.com/myhomeloan or call us at 800-634-7928. Learn more about spotting scams with these tips. Component ID : "accordionGridLayout-1325438226" Model : "disclaimer" Position : "left" Transcript Zelle For Small Businesses: Send & Receive Payments The best way to avoid scams is to know what to look for. ( Visual description: An animation of a cell phone is surrounded by bubbles with red flags.) The pay yourself scam begins with a text message from a scammer that looks like a fraud alert from your bank. ( Visual description: The cell phone animation shows an example of a text message that reads: FREE MSG: Bank Fraud Alert - Did you approve a transaction for $1,000. Reply Yes or No, and then a response message of “No”) If you respond to the text message and engage the scammer, you'll receive a call from a number that appears to be your bank. ( Visual description: Animation of a cell phone shows incoming call from a representative from “My Bank.”) The scammer pretends to be a representative from your bank or credit union and offers to stop the alleged fraud. In reality, the scammer is actually tricking you into sending money to their own bank account. ( Visual description: Animation of a cell phone shows $1000 being sent to the scammer’s mobile device.) Here's how they scam you. When you enroll with Zelle, your bank sends you a security code to verify your identity. ( Visual description: Cell phone shows text message: Your One Time Passcode is 5673.) The scammer lies that they need this passcode to authorize your payment to yourself. ( Visual description: Text reads: One Time Passcodes should not be shared with anyone.) If the scammer is given the one time passcode they'll be able to enroll their bank account with Zelle using your email or phone number. Now the money you thought you were sending to yourself is sent directly to their bank accounts. Remember, your bank will never ask you to send money to yourself. If you detect suspicious activity, hang up and contact your financial institution directly at the number listed on the back of your bank issued debit card in your banking app or the bank's Official website. Frequently asked questions about Zelle® Component ID : "faq-739520484" Model : "faq" Position : "left" How do I enroll? All you need to enroll is an eligible checking or savings account and your email address or U.S. mobile number. Once you review and accept the terms and conditions, you’ll select the email address or U.S. mobile number you want associated with your Zelle® account to receive a one-time verification code. Enter the code and then select which account you want to link up. Then you’re ready to start sending and receiving money with Zelle®. What should I do if my enrollment is blocked? URL Copied! How (and when) to consolidate debt Money and Mindset | May 2025 Debt consolidation may help reduce the emotional and financial burden of debt, and it might even save you money. Here are answers to some of the most common questions about it. URL Copied! The highlights Debt consolidation can provide you with the opportunity to pay off multiple loans in one monthly payment, ideally with lower interest rates. There are pros and cons to consolidating, and your credit score may take a hit when you consolidate. You’ll need to watch out for “debt relief” scammers when picking a consolidation company or lender. For most people, taking on debt is a fact of life. It’s often part of buying a car or home or getting an education. Using debt strategically is key, and that includes your repayment strategy. One commonly used repayment strategy is debt consolidation—but it’s an approach that should be taken carefully, as it’s not right for everyone. Americans owe an average of $105,056 in debt. Disclosure 1 That includes all different types of debt, like mortgages, auto loans, credit cards, and student loans. And if you’re managing multiple debts from multiple lenders, it can be harder to come up with a clear repayment plan. Consolidating some of your debt can be a helpful way repay your loans in one monthly payment, and it may even save you money in certain cases. What is debt consolidation? Debt consolidation means combining a series of smaller debts into one larger loan with one monthly payment. Ideally, the consolidation loan also comes with a lower interest rate compared to your existing debt. With so many decisions to be made in our daily lives—including which debt to pay off first—consolidating your debt may provide a simpler way to repay multiple loans and make it easier to see your full financial picture. Using a consolidation loan to shift from three or four monthly payments to just one can bring potential benefits. It may help you reduce your debt stress by: Lowering your total minimum monthly payments and freeing up cash for other priorities Reducing the overall amount you’re paying in interest Giving you a clear payoff date Is debt consolidation right for you? While consolidating debt can be a good move in some situations, it isn’t right for everyone. If you’re making your payments on time and are on track to pay off your debt within the next year or so, other payoff strategies like the “snowball” or “avalanche” approaches may be a better fit for you. If your debt is less than 40% of your gross annual income and you can qualify for a low-interest debt consolidation loan or a balance transfer that offers 0% interest for a certain number of months, then consolidation could provide some benefits. For instance, if you have several credit cards with interest rates in the 18% to 28% range, but you make regular on-time payments and have a good credit score, you may be able to qualify for a debt consolidation loan with a lower interest rate. On the other end of the spectrum, if your total debt is more than half of your annual income, consolidation may not be the best option for you. Consolidating too much debt could lead to a large monthly payment that leaves you with less flexibility than your current situation. Ultimately, what’s best for you depends on the type of debt you’re carrying and your unique circumstances. To help you decide, check out these potential pros and cons of debt consolidation. Potential pros Potential cons Could help you pay less in interest Could come with fees One monthly payment instead of multiple Initial credit inquiry and new account could temporarily lower credit score Could lower minimum monthly payment obligations Could take longer to get out of debt depending on loan terms and payment strategy How can debt consolidation impact your credit score? Debt consolidation can both negatively and positively impact your credit score, depending on your situation. First, consider the negatives: If you open a new account to consolidate debt, the new card or loan will lower the average age of all your accounts, which may lower your score.
