Qualifying property owners are not required to register or pay registration, late, or administrative fees. If an exempt property is later offered for rent, the owner must notify the Housing Division and complete the required registration. Property owners who qualify for this exemption and paid registration or exemption fees during the 2026 registration period may receive a refund upon verification. Rent Stabilization The City Council has adopted  Ordinance No. 23-07 Establishing Rent Stabilization Regulations , which became effective on September 22, 2023. In accordance with the Maywood Municipal Code Section 3-1.102, a Business Owner is required to obtain a Business License whenever business is conducted within the City of Maywood including rental units. Once a business license has been approved or renewed, property owners can register their rental units on the Rental Registry Program with a PIN provided by the Housing Division. Property Owners can register their rental units by clicking here . The first initial Rental Registry Program registration was due by February 1, 2024. As of August 16, 2024, an Administrative Rule was passed for the Rent Stabilization Ordinance No. 23-07. The Re certification Timeframe for the Rental Registry Program has been extended from September to January of every subsequent year. Landlords and property management will be able to complete their yearly recertification process from January 1st to January 31 st. To avoid Late Fees, please complete your recertification process before January 31st. Registration fees for covered rental units is $90 . Registration fees for covered rental units with an approved exemption is $63 . Late registrations completed February 1 - February 28 will be assessed with a 10% Late Fee . Late registrations completed March 1 - March 31 will be assessed with a 25% Late Fee . Late registrations completed April 1 - End of year will be assessed with a 50% Late Fee . A Rent Stabilization Town Hall Meeting for tenants/landlords was held on September 19, 2023. The Town Hall meeting presentation has been made available for download here .  The Rental Registry launched on November 21, 2023.  This year (2025-2026) the maximum rent increase will be based off the current April 2025 Consumer Price Index of 3.0% effective as of April 2025. On October 25, 2023, the City Council approved Ordinance No. 23-11 , amending in its entirety Chapter 17 of Title 8 of the Maywood Municipal Code Regarding Tenants Protections. Evictions All evictions, whether Just Cause or No-Fault Just Cause, should be processed through the Rental Registry Program once the units have been registered.
